Verified views are a must have when it comes to planning a commercial property development within a built up area. The ability to show a realistic representation of the intended commercial development with reference to surrounding buildings and landmarks is vital to many planning applications. The verified views combine CGI imagery with surveyor information to show accurately how the new commercial property will fit into the location.
Verified views are know by many names including Accurate Visual Representations, AVR, Visually Verified Montage and VVM. They all amount to the same thing, a CGI image that accurately depicts the commercial development in the location with relevant surrounding landmarks also represented accurately in terms of size & scale.
Visually Verified Montage or verified views are not to be confused with photomontages. Although similar, the photomontage CGI imagery is an estimated representation of the commercial property development, the surrounding buildings, landmarks and landscaping are only approximated and often photographs are used to represent these areas. So size and scale is not 100% accurate. Although the photomontage CGI imagery can be used for planning and marketing, it is best to opt for a verified view if planning approval is likely to be difficult.
Verified views can be produced to show different levels of detail, some planning applications may not require a fully rendered photorealistic image fo the commercial development, so shaded representations of the size and shape of the building can be added to the survey photographs to place the intended commercial property in its designated location. Giving a view of it that can allow it to be referenced against the surrounding buildings.
More detailed versions of the commercial property can be added if a higher level of verified view detail is required. Wireframe representations of the building, showing details (windows, doors, features, etc) can be added. If even more detail is required the verified view can show the completed building, fully rendered, showing all details. These fully rendered verified view images are ideal for both planning and marketing. As showing the commercial development fully finished will give confidence to any potential investors/buyers . And equally planning panels/boards really like to see a completed building, so they have a complete view of how the commercial development will fit into the location.
